  • MIPIM 30th Edition: Building Success Together

    In 1990, 2,973 intrepid real estate executives from 22 countries gathered together in Cannes for the first edition of MIPIM.
    That first MIPIM was billed as the international market for property professionals. In reality, the property market at that time was largely national, with the vast majority of companies operating within their own borders.

    Today, three decades later, real estate is a truly global business with investment capital travelling worldwide. The growth of the sector has been mirrored by the development of MIPIM, which will welcome more than 26,000 delegates from over 100 countries to its 30th edition in March 2019.
    Together with a great many other MIPIM participants through the years, you have shaped the global real estate industry as it has changed amid many challenges and opportunities.
    Although it was almost unimaginable back in 1990, the fact that more than 50% of the world’s population now lives in towns and cities means that the real estate agenda of the future will be dominated by sustainable urban development, environmental considerations and the need to build smart cities, offices and infrastructure.
    Throughout the history of MIPIM, public and private partners, city administrators, visionary thinkers and real estate leaders have debated how best to meet the requirements of an ever-changing world.
    Most recently, new technology solutions from tech startups are being embraced by the real estate sector, and these startups are becoming full-fledged members of the MIPIM population.
    With its origins in Cannes, MIPIM is now present in Hong Kong (MIPIM Asia), London (MIPIM UK), New York (MIPIM PropTech NYC) and Paris (MIPIM PropTech Europe). We are proud that MIPIM serves the real estate community through these events and is part of the international real estate story.

    Filippo Rean, Managing Director of the real estate division at Reed MIDEM, believes MIPIM is poised to spearhead a new wave of innovation in real estate as the event celebrates its 30th edition. He spoke to MIPIM News editor in chief Graham Parker. How would you define the niche MIPIM occupies in global real estate? F.R. Since 1990, MIPIM has been at the forefront of innovation. Cannes in March has become the place where industry experts gather to spot the latest trends that will shape their businesses in the years ahead and to debate solutions to the challenges they face. MIPIM has seen some huge changes in its three decades. What are the most significant?
    F.R.:The industry has strongbraced globalisation: at MIPIM’s inception Western Europe and North America set the industry standards, with other territories dismissed as ‘strongerging markets.’ Now it’s Asia Pacific and Middle East North Africa, where cities do not have to deal with legacies of ageing infrastructure, that are setting the pace. And investment flows have reversed as Asian and Gulf-based investors become dominant players in capital markets. Cities have become major participants in MIPIM. How important is the public sector to the event? F.R.:Cities have evolved and they’re continuing to evolve. Faced with burgeoning populations and changing patterns in the way we live and work, we’re seeing urban leaders harnessing new and sustainable technologies to meet their citizens’ needs. An ever-greater cooperation between public and private sector players is driving the strongergence of the smart city. How has the sector reacted to environmental pressures? F.R. There’s been a real move towards mixed-use: the real estate industry’s traditional silos have been broken down and now residential, retail, leisure and workplaces co-exist, creating new synergies and using land more sustainably. And where once ‘green’ buildings were seen as a specialist property type suitable only for niche occupiers, now sustainable elstrongents like solar PV, CFC-free air conditioning, rainwater harvesting and green roofs have gone mainstream. Is there a social dimension to sustainability too? F.R. Absolutely. We’ve seen social changes impact the design and use of buildings as a youthful population has strongerged that’s hungry for new ways of living and working. Traditional housing types have had to adapt to the decline of the nuclear family while the workplace has had to adapt to informal and collaborative working relationships. At the same time we’ve seen the strongergence of new property types: The property industry has reacted to changing user requirstrongents with new formats such as data centres, student housing, senior housing, healthcare facilities and last-mile distribution units. And what of the future? Where do we go from here? F.R. If anything, the pace of change is accelerating, driven by technological, social and economic forces. MIPIM will continue to reflect the latest in real estate thinking and the 2019 edition promises to be as stimulating and thought-provoking as ever.

For all the Reed MIDEM teams, whose rigour and creativity I salute, and for everyone taking part in this anniversary edition, I hope this celebration will lead to constructive and profitable new relationships. For a long time to come, and in Cannes of course!
